Service Trucks for Deinstallation & Removal

Generator Source and our sister company Generator Source provide generator removal, de-installations, and decommissioning services throughout the United States and Canada. Customer Communications

A property management company requested we visit a building to quote a deinstallation and purchase of a diesel generator and associated equipment. After the visit, we created a Statement of Work (SOW). It contained all work and financial information.

Industry

This building was managed and maintained by a property management company. A property manager reports to both the building owner and building tenant. The building tenant was in the medical field. So, the industries involved with this project were Property Management and Urgent Care.

Property Management

Property Management is the practice of using a third party to assume the responsibility of building operations and it operates to the standards of the tenant. When the property is vacant, the management company ensures a quick turn-around and rental. They take care of all aspects of the building including; rental, marketing, collecting rent, and requesting repairs. The property manager is the point of contact for the tenant, vendors (maintenance, cleaning, etc.), and owners. When the tenant vacates the building, it falls under the property manager to remove and recycle all tenant-specific equipment.

Urgent Care

The property manager informed us that the tenant was in the medical field and provided an outpatient service. Urgent care is a category of clinic that accepts walk-in patients. These facilities are located outside of normal hospitals and emergency rooms. Patients that visit urgent care facilities have less than life-threatening injuries or conditions. These centers were started in the United States in the 1970s by emergency medicine physicians and feature significant monetary savings compared to an emergency room visit.

The National Fire Prevention Association (NFPA) publishes standards for Emergency and Standby power systems. Document NFPA 110 divides the power systems into Level 1 and Level 2 systems. Level 1 systems are installed where power failure could result in serious injury or loss of human life. Level 2 systems are installed where power failure is less critical to human life. 

Complete deinstallation or a Level 2 system could include generator, Automatic Transfer Switches (ATS), distribution panels, and all connecting wiring. A Level 1 system will have all the components as the Level 2 with the addition of:
  • Uninterrupted Power Supply (UPS)
  • Paralleling control panels for multiple generator applications
  • Advanced control and distribution panels featuring circuit protection 
This building can be termed to have a critical power requirement. Other buildings or complexes that have critical power requirements, such as hospitals and data centers, can have multiple generators and advanced control and distribution panels. Many have uninterruptible power supplies that must be disconnected and removed as part of the backup power package.

Generators can be located in spaces or areas that are not easy to access. The access can be so limited that some disassembly may be required, or special permits required to block streets or parking lots. Outdoor generators are largely self-contained units with a fuel tank installed in the unit framework. However, they can require additional site-specific equipment. Removing the generator and all of the associated auxiliary equipment can be a process with multiple steps. The size of the building and the purpose of the backup power system determine the amount and type of equipment slated for removal. Hazardous liquids must be disposed of in accordance with Federal, State, and Local regulations.

Disconnect Generator Electrical & Fuel ConnectionsServices Provided

We provided a site survey, and our team completely deinstalled an emergency generator and its supporting systems. We supplied all of the heavy equipment that was needed to complete the job. The team arrived in two service trucks. One service truck was equipped with a crane rated to lift the generator. The second truck was a flatbed outfitted with a 5th wheel connection. It pulled ad dual axle trailer

The project required multiple steps to complete. The steps are divided into groups with a brief explanation below:

Assessment and Presentation

We met with the property manager and performed an initial inspection. During the inspection some of the checks we completed were:
  • Determined what equipment needed to be removed and the tools to complete the task
  • Inspected the generator location
  • Checked secondary fuel tank level to determine
  • Inspected Clean Fuel Recycle System to determine disconnection and removal steps
The assessment included taking photos of the generator, secondary fuel tank, fuel filter, and building. Using the photos and data gathered in the assessment, our staff created a SOW for the project. During the creation of the SOW, many factors such as the amount of equipment for removal, diesel fuel removal, and transportation were added into the equation.

We met with the client and provided an in-depth SOW. Each point in the statement was explained to their satisfaction. After all questions were answered, the de-installation date was set.
 

Secondary Fuel Tank & Clean Fuel Recycle SystemLoading Generator with Fuel Tank and Filter

Equipment that supports the operation of the generator can be considered an auxiliary system. The business in this building elected to install a secondary fuel tank. Inside surfaces of storage fuel tanks can sweat. This can cause water contamination and debris to fall into the fuel. Transferring contaminated fuel into the generator tank could cause an engine fuel filter to clog shutting it down.

The clean Fuel Recycle System is a fuel filtering device. It removes debris and filters any water in the fuel resulting from long-term storage. Fuel is routed through the recycle system then pumped into the generator fuel tank during refueling operations. Secondary fuel tank and fuel filter hoses were disconnected, and both units were loaded onto the trailer using the service truck crane.

Generator Removal

The low-hour generator was housed in a weatherproof enclosure. A 236-gallon fuel tank is enforced with a heavy framework is included in the generator design. The following systems were disconnected from the generator.
  • Clean Fuel Recycle System fuel lines
  • Electrical connection from generator to building supply
  • Framework mounts to concrete pad
We disconnected the electrical and auxiliary fuel connection from the generator. We connected lifting straps to the generator and used the service truck crane to load it onto the trailer.
